Shelburne, VT - January 18, 2006

Shelburne Bay in both design and services. Plans include 65 one and two bedroom
independent living apartments, 35 one bedroom assisted living apartments and a
specialized memory care center. Additionally, 38 cottages and 42 townhouse
condominiums designed for active independent living are to be built on the campus. .
Also planned are a clubhouse with a pool, restaurant style dining rooms, outdoor
recreation areas, a workout facility, walking paths and other common areas for
activities and gatherings. As with Shelburne Bay, all residences other than the
condos will be offered on a rental basis with no entrance fees.

Gregg Beldock, Shelburne Bay Managing Partner commented on the selection of
Middlebury, Vermont "We have studied the market and it is clear that there is a
demand in Middlebury and throughout Addison County for appropriate and dignified
housing for older adults. Too many seniors in this market cannot find suitable
housing and services. As important, Middlebury and the surrounding area have
attracted families who have parents from out of the area in need of housing and some
assistance; it is often this situation that creates the demand for senior housing.

Fully refundable deposits are currently being accepted for all phases of The Lodge
at Otter Creek. For more information please contact:
